Why independent clearance matters
Clearance testing should never be performed by the same company that did the remediation. Independent verification protects homeowners, landlords, insurers, and future occupants. Raphael Mold Inspection performs no remediation work — our clearance testing is structurally impartial.
What clearance includes
A visual assessment confirms the work area is clean and dry. Moisture meter readings confirm building materials have returned to acceptable moisture levels. Air sampling compares post-remediation indoor spore counts to a current outdoor control — and to the contaminant levels established by the original assessment, where available.
Timing within a remediation project
Clearance is performed after the remediation contractor reports work complete and the containment is still in place but before reconstruction begins. This timing makes any necessary additional work straightforward to scope and complete.
Failed clearance — and what comes next
If clearance does not pass, the report explains exactly why: residual moisture, elevated spore counts, missed surfaces. The remediation contractor can use the report to scope corrective work, and we re-test once they're ready.
