Mold begins with moisture
Mold cannot grow without a moisture source. Finding the moisture is the first step in any meaningful inspection. Raphael Mold Inspection uses calibrated pin and pinless moisture meters across walls, ceilings, baseboards, sub-floors, and other suspect locations to identify elevated readings before they evolve into visible growth.
Where moisture hides in Los Angeles homes
Slow plumbing leaks under sinks, roof leaks above ceilings, HVAC condensate lines, irrigation overspray against exterior stucco, condensation around windows, ground-water at slab edges, and the perennial bathroom suspects — tile grout, toilet wax rings, shower pan failures. Each gets a careful look on every inspection.
How moisture mapping works
Inspectors walk the property with handheld meters, taking readings at suspect locations and comparing them to known dry baselines elsewhere. Elevated readings trigger thermal imaging follow-up, which reveals temperature differences associated with moisture. Findings are mapped to room location and documented with photos.
What happens after detection
Your report identifies each elevated reading, the likely cause, and a recommendation: monitor, dry out, identify and repair the source, or pursue mold testing. We are an inspection company only — recommendations are impartial and not tied to selling repair or remediation work.
