When a swab is the right tool
Some suspect surfaces — grout lines, drain pans, condensate trays, fabric-wrapped HVAC components, crevices around fixtures — do not lend themselves to tape-lift sampling. A sterile swab gets into these spaces, collects material reliably, and delivers it to the laboratory in a sealed vial.
Lab analysis
Depending on the laboratory method, swab samples are examined microscopically for mold structures or cultured to identify viable species. Microscopic methods are faster; culture methods can identify species more precisely. The inspector selects based on the question being asked.

Inside bathroom drains, around shower fixtures, on grout near tubs, condensate pans inside HVAC closets, sealants around windows in older Los Angeles buildings, and inside cabinets under sinks with prior leaks.
